Glass Repair UAE

Window pane replacement for UAE buildings

Windows in the Emirates fail from impact, from thermal stress on west elevations, and from tired gaskets that let a lite rattle until the edge chips. Replacing a pane is not the same job as replacing a whole aluminium system. This page covers single lites, patterned villa windows, and the difference between a glass-only swap and a frame that should be referred to a window contractor.

Why window glass cracks in this climate

Dark tiles behind a clear pane, a partial curtain, and 2 p.m. sun on a west wall can put annealed glass into thermal shock. The crack often starts at an edge chip from a careless glazing block. Coastal apartments add salt that stiffens gaskets until the glass bites the bead. Children and furniture produce impact cracks that look different: a star from a point load rather than a long thermal run. We look at the elevation, the shading, and whether neighbouring panes already show the same edge damage. If five windows on one facade failed in two summers, the specification — not bad luck — is the story. Heat-strengthened or tempered glass is then part of the conversation, not a cosmetic upgrade.

Glass-only replacement versus a new frame

If the aluminium is sound, corners are tight, and the opening still squares, a glass-only replacement is the honest scope. If the frame has opened at a mitre, if the trickle vent has corroded through, or if the window no longer closes because the whole leaf has dropped, new glass will not repair the aluminium. We will say so. Sliding villa windows with worn brushes can still take a new pane once the leaf is lifted and the rollers are discussed. Timber-clad heritage windows in a few older Sharjah and RAK properties need putty or bead work that is slower than a snap-in aluminium bead. We do not pretend a 20-minute pane swap on a rotten timber sash.

Types of window glass we specify

Annealed float is still common in older villas. It cuts on site, which is useful for odd shapes, and it is the wrong choice for doors or for large west lights that already thermally cracked. Tempered window lites need factory processing and holes for some stay systems. Laminated glass is used where fall-through is a concern — low sills in towers, or rooms above a podium. Patterned and obscure glass for bathrooms must be matched by texture, not by a random ‘frosted film’ that peels in humidity. Reflective solar coatings on 1990s offices are a product, not a film we tape on; replacing one lite in a grid of coated glass will look different unless the coating family is identified.

Measure, template and glazing method

We measure the rebate width, the edge cover, and the thickness of the remaining glass. A 6 mm pane in a 24 mm insulated rebate is a mismatch we will not force. Putty-fronted steel windows still exist in industrial yards; those need a different bed than a modern EPDM gasket. On high floors we agree how the old lite comes out so wind does not sail a sheet over a balcony. Setting blocks are placed to manufacturer logic, not shoved wherever the last person left a lump of silicone. We replace obviously perished gaskets when they are the reason the new glass would otherwise rattle.

Process on the day

Beads come out in order and are labelled. The failed lite is broken inward only when we have a vacuum path and floor protection. A cut-to-size annealed pane can be produced faster than a tempered one; we will not call a tempered lite a same-morning product. The new glass is offered, blocked, and beaded. Interior sills are wiped of grit that would scratch during the lift. If a mosquito frame or a blackout blind sits in the same reveal, it is removed and refitted rather than bent around the new thickness.

Safety and what we will not do

We do not leave a bedroom on an upper floor unglazed overnight unless you have agreed a board. We do not stand on air-conditioner brackets as a working platform. Security film on remaining glass is your choice; it is not a substitute for the right thickness in a door-sized opening. If a crack is in a fire-rated door vision panel, that is a different product family and we will not drop in ordinary float.

Time ranges

A rectangular annealed villa pane can be a short planned visit after measure. Tempered or laminated lites follow processing. Leaded or heavily shaped heads need a template. Multi-lite facades are scheduled as a sequence so the elevation is not a patchwork of boards for a week unless you prefer that for access reasons.

Questions people ask

Can you replace one pane in a double window?

If it is two separate frames, yes. If it is a sealed insulated unit, the whole unit is remade. Pushing a single sheet into an IGU rebate is not a repair.

The crack is only in the corner. Can you stop it?

Annealed window cracks run. Tape is temporary. A stop-drill is not a UAE villa standard we rely on for glass that still has to take sun and sand.

Do you tint windows as part of replacement?

Replacement is the glass. Tinting is a separate film conversation and must respect local vehicle-versus-building rules; we will not apply illegal film on a facade.

Will new glass match the old green edge?

Standard float has a green edge. Low-iron is clearer. Mixing them on one elevation is visible. We match unless you ask to change the look.

Can you work with the window still in the wall?

That is the normal method. We are not a demolition crew. The leaf stays unless the frame itself is the failure.

What if the opening is not square?

We template. Forcing a square pane into a parallelogram is how edges chip in the first summer.

Do you handle aluminium fabrication?

We replace glass and related beads and gaskets. A failed frame is a window contractor’s scope; we will not hide that behind a new pane.

Are fixed sizes cheaper?

We do not list prices. Stock rectangles can be quicker than shapes. Any later figure is an indicative range for that opening.
